Mold Inspection

A mold inspection is someone walking the building with moisture meters and, usually, a thermal camera, to find where water is getting in and what it has affected. It answers 'is there a moisture problem here, and how far does it reach' — which is the question that has to be answered before anyone can price removal.

What the service includes

A visual survey

Every accessible area, with attention to the places water collects: below grade, under sinks, around windows, at the roof line, and anywhere the building has been altered.

Moisture readings

Pin and pinless meters on suspect materials, compared against dry areas of the same construction. This is what distinguishes an old stain from something still wet.

Thermal imaging

A camera showing temperature differences across surfaces. It does not see mold — it shows cool patches that often mean wet material behind the finish, which then gets confirmed with a meter.

A written report

Findings, photographs, the moisture readings, and a recommendation. This is the document you use to get comparable remediation quotes, or to negotiate a purchase.

How this differs from the others

Inspection, testing, remediation and independent clearance are four different jobs. Buying the wrong one is the most common and most expensive mistake in this category.

An inspection finds the moisture and the extent. Testing sends samples to a laboratory to identify what is growing. Most situations are settled by the inspection; testing earns its cost when you need documentation, or when something is clearly wrong and nothing visible explains it.

A remediation company removes material and dries the structure. Some also inspect. That is legal and often competent, but the firm is then estimating work it will be paid to perform — worth knowing when you read the findings.

What to expect, step by step

    Intake

    You describe what you have seen, smelled or repaired. A good inspector asks about the building's history before arriving.

    Walkthrough

    One to three hours for a typical single-family house, longer if there are multiple areas or the building is large.

    Moisture mapping

    Readings recorded against locations, so the extent can be drawn rather than estimated.

    Optional sampling

    If sampling is warranted, it is agreed at this point rather than assumed — and priced separately.

    Report

    Usually within two to five business days. Ask up front what the report will contain and whether photographs are included.

How to choose between companies

  • Ask whether they also perform remediation, and how they handle that when they find something.
  • Ask what the written report includes, and ask to see a sample with the address redacted.
  • Ask which moisture instruments they use and whether readings are recorded by location.
  • Check licensing requirements in your state — some require a licence to assess, some do not.
  • Ask what happens if they find nothing. A firm that only makes money when something is wrong has an awkward incentive.

Often yes, though not always. What you can see marks where moisture ended up, not where it came in or how far it travelled. Without that, a remediation quote is a guess — and quotes based on guesses vary wildly between companies, which makes them impossible to compare.
