Important Notice

The MoldRiskIQ score and associated reports are algorithmic estimates of potential moisture and mold risk based on publicly available data, third-party data providers, climate models, and construction analysis. They are not clinical mold diagnoses, professional home inspections, environmental assessments, or guarantees of property conditions.

Not a Substitute for Professional Inspection

MoldRiskIQ reports are designed to provide data-driven risk context and should be used as one input among many in your decision-making process. They do not replace:

  • Professional home inspections by licensed inspectors
  • Environmental mold testing and air quality sampling
  • Structural assessments by licensed engineers
  • Medical advice from healthcare professionals regarding mold exposure

We strongly recommend engaging qualified professionals for physical inspection of any property, particularly if the MoldRiskIQ assessment indicates elevated or higher risk levels.

Data Accuracy

MoldRiskIQ relies on data from multiple third-party sources including public property records, county assessor databases, climate databases, topographical surveys, and geocoding services. While we make every effort to ensure accuracy:

  • Property records may be outdated, incomplete, or contain errors from source databases
  • Climate and terrain data represent regional averages and may not reflect micro-climate conditions at a specific property
  • Construction details filled by regional heuristics are statistical estimates, not verified measurements
  • Historical event data may not capture all prior water damage, mold remediation, or insurance claims

The confidence score included in each assessment reflects the completeness of available data. Lower confidence scores indicate greater reliance on estimated or regional default values.

No Guarantee of Conditions

A low MoldRiskIQ score does not guarantee that a property is free from mold, moisture damage, or related issues. Conversely, a high score does not guarantee that mold is present. The score represents a statistical probability assessment based on available data, not a definitive determination of conditions.

Actual mold presence depends on many factors that cannot be assessed remotely, including:

  • Current maintenance practices and homeowner behavior
  • Recent renovations, repairs, or modifications not reflected in public records
  • Plumbing leaks, appliance failures, or other acute water events
  • Interior ventilation habits and HVAC maintenance
  • Landscaping, grading, and drainage modifications

Geographic Coverage & Disclosure Availability

MoldRiskIQ accepts any U.S. property address. Free and Basic risk assessments are available nationwide using address-based public data, climate models, terrain analysis, and construction intelligence.

For Verified and Pro tier reports, users upload their own seller's property disclosure for analysis. You may obtain your disclosure by contacting the real estate agent or firm involved in your transaction. MoldRiskIQ does not act as your agent or representative. When you upload documents, you represent and warrant that you have lawfully obtained them and have the legal right to share them for analysis. By submitting documents, you are not entering into any agency relationship, contract, or engagement with MoldRiskIQ.

Limitation of Liability

To the maximum extent permitted by law, MoldRiskIQ, its owners, employees, and affiliates shall not be liable for any damages arising from your use of or reliance on the Service, including but not limited to:

  • Financial losses from real estate transactions influenced by MoldRiskIQ assessments
  • Health effects attributed to mold exposure in assessed properties
  • Remediation costs that differ from risk assessment predictions
  • Data inaccuracies from third-party data providers
