Worth it before buying a home?
Is a mold risk assessment worth it before buying a home: the free check yes, because it runs before you have access. The paid tiers earn their price where a disclosure exists.
What you are already buying, and what this adds
| General home inspection | Mold risk assessment | |
|---|---|---|
| Typical cost | $300–$600 for a single-family home. General US planning range, not a quote. | $0 free, $29, or $79 with disclosure analysis. |
| When you can have it | Only once you are under contract with access. | Before you write the offer. No access, no permission, no email. |
| What it covers on moisture | Visible and accessible condition. Most inspectors exclude mold assessment in their own scope language. | The building's era, materials, ground and documented water history. |
| What it cannot do | See behind a finished surface. It is a survey, not a demolition. | See anything at all. It never enters the property. |
| Marginal value | It is the evidence. Buy it regardless. | It decides how long a contingency you negotiate, and where the inspector starts. |
Argue it on the margin, not the total
You are buying the inspection anyway. Nothing here is an argument against it, and anyone framing a modelled score as an alternative is selling you the cheaper thing by misdescribing it.
The marginal question is what a score adds on top. Three things, in descending order of value. It runs before the offer, when nothing else can, so it informs how long a contingency you ask for — and contingency length is negotiated once, early, by people who mostly do not know yet whether they will need it.
It tells the inspector where to start. Two hours spent knowing the property is 1994 stucco on low-lying ground with a disclosed basement event is a different two hours from two hours spent discovering that.
And it reads the disclosure properly. The $79 tier exists because parsing a state disclosure form into categorised, severity-rated events is the largest single module in the model, and the alternative is a buyer skimming a checklist under time pressure.
When to skip it before buying
When you have already engaged a specialist moisture survey. The decision the score supports has been made.
When the property is new construction in a low-burden region with nothing disclosed. Run the free check and move on — current-code construction is the lowest base vulnerability in the model, and there is little for a paid report to add.
When the seller will not produce a disclosure and you are proceeding anyway. Without a form, the $79 tier's main addition has nothing to work on. Note that the refusal is itself information, and worth weighing separately.
When you are still viewing rather than choosing. Free checks across a shortlist; a paid report on the one you are pursuing.
What it will not do for you
It will not clear a property. A low score with thin data mostly means nobody has recorded much, and treating that as reassurance is the costliest way to misread it.
It will not survive a negotiation as evidence. A modelled estimate is not an inspection finding, and presenting it as one in a renegotiation invites the correction.
It will not tell you whether anyone in the house will be unwell. That is a clinical question and a property estimate has nothing to contribute to it.
Questions people ask
- Do I need a mold risk assessment before buying a house?
- You do not need one — nothing requires it. The free check is worth the seconds it takes because it runs before the offer, which is the one window nothing else covers.
- Should I get it instead of a home inspection?
- No. They are not alternatives. The inspection is the evidence; the score decides how you use it and how long a contingency you negotiate to get it.
- When in the process should I run it?
- Before you write the offer. Running it after the contingency is agreed means the one thing it was best placed to inform has already been decided.
- Is the $79 tier worth it for a purchase?
- Where the seller's disclosure exists, yes — it is the largest module in the model. Where no form has been produced, that module has nothing to analyse and the cheaper tier is the honest choice.
