Barrier EIFS vs drainable EIFS
The difference between barrier EIFS and drainable EIFS is a drainage plane. Barrier systems trap water that gets behind the finish; drainable ones give it a route back out.

The install date tells you more than the material
A house clad in synthetic stucco before about 1997 should be assumed to be a barrier system until shown otherwise, and inspected at the places water concentrates: below windows, at deck ledgers, at roof-wall junctions and at the base of the wall. The same finish installed in 2015 is a different assembly with a different risk, and treating them as the same material is how both get either over- or under-estimated.
Why barrier systems failed
The premise was that a continuous, well-detailed finish would keep water out entirely. That works until any penetration is sealed imperfectly — a window flange, a hose bib, a deck bolt — and then water enters an assembly with no drainage and no drying path.
Because the insulation holds the water against the sheathing rather than letting it run, the damage is concentrated and hidden. By the time it is visible from inside, the sheathing behind a window is often gone.
This produced a wave of litigation and remediation through the 1990s and 2000s, concentrated in humid regions but not confined to them, and it is the reason the construction-era vulnerability curve peaks where it does.
What to ask before buying one
Ask when the cladding was installed, not when the house was built — re-cladding is common and changes the answer entirely.
Ask for any moisture survey the seller has. Synthetic stucco inspection is a specialism with its own probe-based method, and a general home inspection does not cover it.
Look at the base of the wall for a drainage track or weep holes, and at whether the cladding stops short of grade. Cladding taken down to or below ground level is a defect in either system.
Questions people ask
- Is all synthetic stucco a problem?
- No. Drainable systems installed correctly perform well. The problem is a specific assembly from a specific period, and it is invisible from outside.
- Can a barrier system be converted?
- Not without removing and replacing the cladding. What can be done is managing the penetrations and monitoring the high-risk locations.
- Does traditional stucco have the same issue?
- It can. Traditional stucco applied without a drainage plane behind it fails the same way, and that was also common in the same period.
